Modan International Inc., a British Virgin Islands company, purchased Unit 803 at 1750 Avenida del Mundo, Coronado CA in July or August of 2010. Modan International paid $1,115,000 for the condo, according to the transfer tax shown on the deed.
In August 2010, Modan International Inc. took out a $500,000 loan secured by Unit 803. Jose Daniel Kabbaz signed the Deed of Trust for the loan as the “Shareholder” of Modan International Inc.
This is the same Jose Daniel Kabbaz as Jose Daniel Kabbaz Chiver. ChedrauiLeaks believes this based on the similarity of his signature on the 2010 Deed of Trust compared to another Deed of Trust from 2007. Jose Daniel Kabbaz Chiver signed his full name on this 2007 Deed of Trust as a “Director” of Coprove Corporation BVI (click here to see more on ChedrauiLeaks).
Between August and September of 2010, the original lender for Unit 803, Seaside Funding Inc., assigned the loan to the following: Richard W. Layton, Trustee of Richard W. Layton DDS Profit Sharing Plan (20%); Helen L. Fairfield, Trustee of Helen L. Fairfield Trust (20%); Richard G. Corder, a married man as his sole and separate property (20%); Gary Luthi, an unmarried man (10%); Scott Almquist, a married man as his sole and separate property (10%); Mark Haines, Trustee of Haines Construction Inc. Profit Sharing Plan (10%); and David Zigrang, Trustee of Seaside Funding Inc. Profit Sharing Plan (10%).
Modan International was released from the 2010 Deed of Trust before or in February 2012.
Unit 803 was valued at $1,432,630 for 2019 tax purposes.
Jose Daniel Kabbaz Chiver is one of the founders of Grupo Danhos. He was also the Vice Chairman of the Technical Committee of FIBRA Danhos as of late 2018. He left the Technical Committee of FIBRA Danhos at the March 2019 shareholder meeting.
Jose Antonio Chedraui Obeso was reappointed as a director on the Technical Committee for FIBRA Danhos at the March 2019 shareholder meeting.
Elvira Daniel Kabbaz Zaga is the daughter of David Daniel Kabbaz Chiver, who is Jose Daniel Kabbaz Chiver’s brother. She was Director of Communications and Marketing at Grupo Danhos from 2007 to 2017. From 2017 until November 2018, Elvira Daniel Kabbaz served legal and marketing roles at FIBRA Danhos and an associated entity. On Dec. 1, 2018, she became General Director of the natural gas regulator CENAGAS.
